The rental agreement and the payment of rent
The rents represent only the payment for the apartments, for the determined duration, at the price agreed and accepted by the two parties.
Reservations can be made | |  |
- either receiving a brochure sent by mail, following a payment by deposit (with receipt return of post).
- or by visit and payment by deposit (with receipt).
A deposit of 160 € minimum(*) is required. The balance of the payment to be made on arrival with a receipt. (*different according to the duration of the stay)
The tenant may not sublet for financial gain or otherwise. The exact number of occupants is specified at the time the signature of the leasing agreement.
The contract allows the owner access into the apartments during the rental period.
The inventory
The inventory is carried out in a tacit agreement at the time of taking possession of the apartment. The descriptions of all the apartments are considered correct : the acceptance of the keys is an acceptance of the condition of the apartment and its contents.
During the stay, any breakage or damage, must be reported without delay so that repairs or the replacements can be carried out as quickly as possible (according to the times of availability of the repairer)
(Ex: problem of water leakage in the WC, defective kitchen utensil, blown bulb etc.).
Work carried out in an emergency does not automatically permit a reduction of the rent.
Cleanliness and maintenance | |  |
The apartments are handed over cleaned and must be left in the same condition: Any complaint concerning the state of cleanliness of the apartment must be made immediately. Therefore the apartment will be deemed to be received in a perfect condition excepting normal wear and tear.
Usual cleaning products and a vacuum cleaner are at the disposal of the tenants, and are to be found in the cupboard.
For the courtesy the following clients, the vacuum cleaner must be left in a usable condition, with a new bag if needed.
The dustbins in the apartments must be emptied and cleaned by the tenant on their departure.
FOOT-NOTE: If the apartment needs cleaning after the rental a minimum of 25€ to 45€ minimum. (+16€ extra /hour) (depending on which apartment) will be taken from the deposit.

The deposit will be returned at the end of the rental or no longer than one month later. After an inventory of fixtures is completed, any deductions for damages made or deductions not included in the rental agreement i.e.:
Extra Charges
- the communal visitor's tax fixed by the Commune at 0,46€/day/personn.
- electricity and gas charges (individually metered in the wall cupboards in the staircase)
- maintenance and cleaning expenses of the communal areas, sanitation and washing machines: fixed price = : 26 €
The tenant by this contract agrees to pay the balance if greater than the deposit.
Ambience of the apartment | |  |
The apartment is rented for holiday use and a regard for neighbours must be respected. After 22h00 respect the noise level
Take into account the noise of electrical appliances for other tenants.
the handling of the bed-settees, take precaution moving chairs and furniture with the eventual noise to the neighbours ( e.g.: prepare the beds before going out for the night)
The bed-settees must be used in the open position after taking off the decorative cover and using the protection sheet provided.
Practical details
Rubbish collection is carried out on a daily basis (except public holidays) by the local council. (except public holidays).The container outside is to be used for the tenants rubbish bags but not before 8.00pm. This is a health saftey measure. Please respect the obligitory recycling of rubbis.
Insurance | |  |
The owners subscribe to an insurance concerning the building and decline any responsibility concerning the personal effects of the tenants. Everyone must ensure that the principal door of the Villa is closed with a key after 20 hours. (key provided)
The tenants must be able to present an insurance certificate that they are covered for their seasonal stay ( holiday guarantee) and to sign a clause of renunciation of recourse.
For safety measures, in the event of loss or necessity to carry out any repairs, a second set of keys for all apartments are held. For the loss of keys, there will be a charge to the tenant for replacement.
